Idaho Loan Modification

Idaho is currently part of the top 10 states in terms of foreclosure rates. With one in every 479 homes with foreclosure activities, the state is ranked number 10 in foreclosure rates in the country. Nevada still comes first with one foreclosure in nearly 80 homes.

But one peculiar behavior in the state of Idaho was noticed. Most states in the top ten list are trying to rebound. Although the numbers of foreclosure filings decreased only in single digits, it still can be counted as a good thing since this becomes a sign that things are possibly getting better. The foreclosure rates in Idaho, unfortunately, didn’t go down. Compared to last month, the number of properties that has received foreclosure filings increased by 9%. This is also the same in October wherein the state experienced an increase of 9% in foreclosure filings. Take note that the increase still happened even though a federal law has been enacted to delay the process of foreclosure and would give the property owners more time to save their property.

The reason for the increased in foreclosure points to the unemployment rate of the state. Last November, the state experienced the highest unemployment rate in 15 years. The reason for unemployment is not just on a specific industry as recession slowly affects every industry in the state. More companies are closing down or cutting jobs and in the state of Idaho, it doesn’t really matter what industry you are in. There is always a big chance that you’ll be affected by recession.

Saving the Real Estate Industry through Loan Modification

As more and more people experience job loss in this state, the number of loan modification companies increase in this area as well. These companies would cater to the need of those who are experiencing foreclosure or even simple payment delinquency because of job loss.

In case you’re not aware, a loan modification company can help you make some changes in your mortgage payment. This is not only for changing your payment terms, but this is also for reducing the loan amount.

Getting Qualified

Loan modification, on the other hand, is not a service made for everyone. Only those that are in financial trouble could seek the help of loan modification companies. In fact, one of the prerequisites for loan modification is that you need to prove first that you are unable to pay your monthly mortgage payments based on your financial situation which happened not because of your own wrong doing.

Avoiding Scams

Aside from different local companies that can help you with loan modification, there are online companies who can also assist you in loan modification. However, be careful in dealing with someone online because they could be someone who just wanted to scam money from you. As a precaution, deal only with companies who will agree on payment based on their performance. A physical and verifiable address should also be provided by the company you want to work with. As much as possible, never agree to an upfront payment especially to an online company no matter how small the amount would be.
